Moving to Liberty Hill, TX means trading close-in Austin convenience for more open space, active new construction and a small-town center, while staying connected to the region by US 183 and 183A.

Moving to Liberty Hill, TX means trading close-in Austin convenience for more open space, active new construction and a small-town center, while staying connected to the region by US 183 and 183A. The decision turns on your exact neighborhood, commute, tax districts and comfort with growth, not one citywide price or drive-time estimate.

A useful next step

Want to compare this with your own move?

As Jonathan Ramsey, Associate Broker, Ryse Realty Group, LPT Realty, I help buyers look past a city name and compare the details that shape daily life: where a home sits, how its tax bill is built, and which route they’ll actually use.

Where Is Liberty Hill, and How Fast Is It Growing?

Liberty Hill sits northwest of Austin in Williamson County, along the US 183 and 183A corridor. It has a small-town center near Loop 332, with newer subdivisions, open land and rural properties spreading beyond it.

The U.S. Census Bureau counted 3,646 residents in the 2020 Census and estimated the population at 10,428 by July 2023. That growth is visible in new homes, local services and changing roads. It also means a neighborhood that feels quiet today may look different as development continues.

The Census Bureau’s most recent five-year estimate cited here puts residents’ mean travel time to work at 36.4 minutes. That figure describes residents’ commutes overall; it is not a point-to-point estimate for driving from a specific Liberty Hill home to an Austin workplace.

What Does the Liberty Hill Housing Market Look Like Right Now?

Redfin reports that Liberty Hill’s median sale price was about $325,000 for the three months ending September 2026, down 9.24% year over year. The other figures Redfin reports for that period are useful context, but they don’t predict the price or marketing time of any particular home.

  • Median time on market: 114 days, compared with 74 days a year earlier.
  • Sale-to-list ratio: 97.0%.
  • Homes sold in September: 40, compared with 20 the year before.

New construction and resale homes can tell different stories, even within the same area. Before settling on a budget or making an offer, compare homes with similar locations, condition, lot characteristics and construction status. Treat the citywide median as a broad reference, not a valuation for an individual property.

Which Liberty Hill Neighborhoods and New Construction Should You Know?

Liberty Hill offers several ways to live: close to town, in a master-planned community, on a larger lot or farther out among open land. Each brings a different balance of amenities, privacy, services and travel time.

Santa Rita Ranch is one of the area’s prominent master-planned communities. Its published materials describe more than 4,000 acres, six resort-style pools, a splash pad, fitness center, dog park, disc golf and more than 20 miles of trails. Builder Boost, citing John Burns Research, has described it as the Austin area’s top-selling master-planned community for six consecutive years.

Other community names buyers may encounter include Lariat, Rancho Sienna, Stonewall Ranch, Rio Ancho Ranch, Clearwater Ranch and Northgate Ranch. Ask about the specific phase and property you’re considering; amenities, construction activity, tax districts and assessments can differ.

When comparing a new build with a resale, look beyond the model home. Review the lot, included features, HOA costs, utility details and any applicable MUD or PID obligations. If you’re considering a builder purchase, read our guide to new-build incentives for questions to raise during your comparison.

Can Builder Incentives Be More Useful Than a Price Cut?

A builder may offer incentives on certain homes, but the details and value depend on the property, terms and buyer’s situation. Compare the full offer, not just the advertised headline, and ask how each item affects your costs.

Incentive type What to ask
Mortgage-rate buydown Which loan terms and lender requirements apply?
Closing-cost contribution Which eligible costs can it cover?
Upgrade credit Which options are included, and when must you choose?
Price reduction Does the revised price change other parts of the offer?
Inventory-home incentive What features, completion timing and terms come with this specific home?

“A buydown and a price cut solve different problems: compare the total cost and terms of each before deciding which offer works better.”

How Does the Commute to Austin Work?

The 183A Toll extension opened on April 9, 2025. Its roughly five-mile segment runs from Hero Way in Leander to SH 29 in Liberty Hill, bypassing four traffic signals. CTRMA describes the extension as part of a nearly 16-mile continuous route between Liberty Hill and northwest Austin. At opening, the full-length trip cost $2.38 with an electronic tag; free US 183 frontage lanes remain available.

A toll road can change the route, but it cannot promise a particular arrival time. Before choosing a home, test the drive from the actual address during your usual travel window and compare toll and non-toll options.

Jonathan’s practical commute checks:

  • Drive the route at the time you would normally leave, not just on a quiet afternoon.
  • Check how far the home is from the road you expect to use; addresses across town can have different starting points.
  • Compare toll-road convenience with the free frontage-road option and include tolls in your travel budget.

What Should You Expect for Liberty Hill Property Taxes?

Property taxes depend on the taxing entities attached to the parcel. The city rate, school district rate and county rate below are per $100 of taxable value; the subtotal is not a guaranteed all-in rate for every address.

Entity Rate per $100 Source
City of Liberty Hill $0.494268 City of Liberty Hill 2026 Notice on Tax Rates
Williamson County $0.421547 Williamson County FY 2026–27 budget
Liberty Hill ISD $1.2298 Community Impact reporting on the district’s adopted rate
Three-entity subtotal $2.145615 Calculated from the rates above; before MUDs and other applicable charges

The City of Liberty Hill’s rate includes a recorded 16.6% rate increase this year. A rate change does not mean every homeowner’s total bill changes by the same percentage; taxable value, exemptions and other taxing entities affect the result.

A home may also be subject to a Municipal Utility District (MUD), a Public Improvement District (PID) assessment or other charges. Check the exact parcel’s taxing entities and disclosures before relying on a neighborhood estimate. For a comparison of how these details can affect a nearby market, see the Leander property tax guide.

“In Liberty Hill, your tax rate is decided by your address, not the town name. Two homes a mile apart can carry different bills.”

Texas Proposition 13, passed in November 2025, raised the school homestead exemption from $100,000 to $140,000 for qualifying residence homesteads. The exemption reduces the taxable value used for school taxes; it does not remove other applicable property taxes. Confirm eligibility and filing requirements with the relevant appraisal district.

What Is Day-to-Day Life Like in Liberty Hill?

Daily life can feel different depending on whether you’re near the town center, in a community with shared amenities or on a larger property. Downtown and Loop 332 offer a small-town reference point, while new communities add their own recreation and gathering spaces. The San Gabriel River and surrounding Hill Country landscape add to the area’s outdoor character.

Think through everyday errands as well as weekend plans. Consider where you’ll shop, how often you’ll drive to nearby towns and whether the services you use are convenient from the address you’re considering. What Should You Know About Schools?

Liberty Hill ISD serves many local addresses, but school assignment depends on the property, and some edge addresses may fall within neighboring districts. Confirm the current district and campus for each home with the appropriate district and review published campus information from the Texas Education Agency. Don’t assume a mailing address or subdivision name settles the question.

Is Moving to Liberty Hill Right for You?

Liberty Hill may be worth considering if you value more open surroundings, newer community options or a small-town center and are comfortable weighing those benefits against a longer regional commute and ongoing growth. The trade-off is personal: the right comparison is between specific homes and the routines they would create.

Start with the address, then check the route, tax entities, services and property details. You can also explore the Liberty Hill area guide and Jonathan’s live Liberty Hill home search.

Frequently Asked Questions

What is the median home sale price in Liberty Hill?

Redfin reports a median sale price of about $325,000 for the three months ending September 2026, down 9.24% year over year. Jonathan Ramsey recommends comparing similar homes in the same community and construction category rather than using that citywide figure to judge a specific property.

What is the Liberty Hill TX property tax rate?

The listed City of Liberty Hill, Williamson County and Liberty Hill ISD rates total $2.145615 per $100 of taxable value. That subtotal excludes MUDs and other applicable charges, so confirm the full tax picture for the property you’re considering.

How long is the commute from Liberty Hill to Austin?

There is no single drive time for every trip because the route, destination, traffic and starting address matter. The Census Bureau’s cited mean travel time to work is 36.4 minutes, while CTRMA says the 183A extension creates a nearly 16-mile continuous route between Liberty Hill and northwest Austin.

Which new construction communities are in Liberty Hill?

Santa Rita Ranch, Lariat, Rancho Sienna, Stonewall Ranch, Rio Ancho Ranch, Clearwater Ranch and Northgate Ranch are among the community names buyers may encounter. Compare the particular phase, property, amenities and tax obligations rather than assuming features are the same across a community.

What school district serves Liberty Hill?

Liberty Hill ISD serves many Liberty Hill addresses, but school boundaries are property-specific and some edge locations may be served by another district. Verify the current assignment for the exact address before making a decision.

Does Liberty Hill have a MUD tax?

Some properties may be subject to a MUD tax, but it is not safe to assume every home has the same district or rate. Check the parcel’s taxing entities and disclosures, and ask about any PID assessment as well.
